Many people deal with the anxieties of buying or selling a home. This process can be confusing to many people. As a result, here is a list of ways that a person can use to manage the anxiety of purchasing or selling a home.

It will save you a lot of time and money in the long run if you know what you are looking for. Sit down and think about the overall goal of what you are looking for and convey this to your real estate agent. Some people like to write down their goals on a piece of paper so they have something to go back to when they get stressed.
Educate yourself on the steps of purchasing or buying a home. Go to your local bookstore and find some books that will explain the process of buying or selling a home. There are many books available that can inform you of the process and will help reduce the anxiety of the situation. Most importantly, you will be able to make smarter choices that will save you time and money.
Find a reputable real estate agent that can help you accomplish your goals. Ask some of your friends on who they recommend and get in touch with them. It is amazing the perception the US public has when it comes to purchasing foreclosure homes in Las Vegas.

Most believe that the banks are giving away homes and are anxious to sell these homes at the cheapest price possible....WRONG!

The Banks are in no hurry to sell these properties and if the prices are a ridiculous lowball offer will wad your offer up and throw it in the Round file! (trashcan)
The key to buying foreclosures is to be pre-pared by being pre-approved for a mortgage or by showing proof of funds if you are a cash buyer.

My intention as an agent is to assist and protect my customers at all costs; with that being said...It still amazes me that when you explain to future home buyers the importance of getting pre-approved for a loan and that it assists & steamlines the homebuying process that many people balk at giving you their personal information. Guess it is out of fear of identity theft that they refuse to cooperate.

Maybe it is because of the recent events in the media in regards to the stockmarket/real estate, I'm seeing a lot more mistrust from the general public then before the housing crisis and wonder sometimes if consumer confidence will ever come back.

Once we both meet, you will find that my style and attitude of assisting homebuyers will put you and your family at ease. I'm very easy going and non-threatening and will listen to your housing needs.

Remember, first and foremost my job as a real estate agent in Las Vegas is to simplify the process for you and protect your interest. I have a fiduciary obligation to assist not only you, but all of my clients.

Here is a good way to compare the home buying process; I relate it to dining out....you go to the restaraunt, look at the menu, discuss with the waiter what you are looking to eat, and then you proceed with ordering...etc....

In real estate, you choose an agent that will help you get pre-approved for a home loan so the buyer can know exactly what their purchasing power is, and it will let them get an ideal of what the monthly payment will be. Getting pre-approved for a loan takes 5-10 minutes, and once you have the pre- qualification letter, it shows the seller that you are serious about purchasing their property and can put in bids below the asking price in many cases.

However for me there is nothing worse then wasting time looking at homes that are not affordable for the buyer because their agent has not done their job by assisting in the loan preparation process. Years ago,when I was just starting out in the business, I would take anyone out to look at homes. I did'nt know any better so it did'nt take long for me to learn that I was not doing the client or myself any favors by skipping the loan approval process.Being a trusting person, I used to take people's word that they did'nt have any late payments, liens, missed child support, bad credit... etc. I wasted my client's time and my own as well. That was then, this is NOW!

Once pre-approved for a loan, the next step is to sit down with your agent with all parties that are decision makers and view homes online that fit your criteria on the multiple listing service before going out to look at homes. This way, you can narrow your search down before driving all over town and you can select homes from any location or area in Las Vegas. With certain exceptions, FHA currently prohibits insuring a mortgage on a home owned by the seller for less than 90 days. This temporary waiver will give FHA borrowers access to a broader array of recently foreclosed properties.

The waiver will take effect on February 1. 2010 and is effective for one year, unless otherwise extended or withdrawn by the FHA Commissioner.

Limits to waiver:

All transactions must be arms length.
In cases in which the sales price of the property is 20% or more above the seller’s acquisition cost, the waiver will only apply if the lender meets certain specific conditions.
The waiver is limited to forward mortgages, and does not apply to the Home Equity Conversion Mortgage (HECM) for purchase program. Specific condition and other details are in the text of the waiver at www.hud.gov

Chinese Drywall Poses Potential Risks to American Homeowners, Apartment Dwellers

PARKLAND, Fla. — At the height of the U.S. housing boom, when building materials were in short supply, American construction companies used millions of pounds of Chinese-made drywall because it was abundant and cheap.
Now that decision is haunting hundreds of homeowners and apartment dwellers who are concerned that the wallboard gives off fumes that can corrode copper pipes, blacken jewelry and silverware, and possibly sicken people.
Shipping records reviewed by The Associated Press indicate that imports of potentially tainted Chinese building materials exceeded 500 million pounds during a four-year period of soaring home prices. The drywall may have been used in more than 100,000 homes, according to some estimates, including houses rebuilt after Hurricane Katrina in 2005.
"This is a traumatic problem of extraordinary proportions," said U.S. Rep. Robert Wexler, a Florida Democrat who introduced a bill in the House calling for a temporary ban on the Chinese-made imports until more is known about their chemical makeup. Similar legislation has been proposed in the Senate.
The drywall apparently causes a chemical reaction that gives off a rotten-egg stench, which grows worse with heat and humidity.

Researchers do not know yet what causes the reaction, but possible culprits include fumigants sprayed on the drywall and material inside it. The Chinese drywall is also made with a coal byproduct called fly ash that is less refined than the form used by U.S. drywall makers.
Dozens of homeowners in the Southeast have sued builders, suppliers and manufacturers, claiming the very walls around them are emitting smelly sulfur compounds that are poisoning their families and rendering their homes uninhabitable.
"It's like your hopes and dreams are just gone," said Mary Ann Schultheis, who has suffered burning eyes, sinus headaches, and a general heaviness in her chest since moving into her brand-new, 4,000-square-foot house in this tidy South Florida suburb a few years ago.
She has few options. Her builder is in bankruptcy, the government is not helping and her lender will not give her a break.
"I'm just going to cry," she said. "We don't know what we're going to do."
Builders have filed their own lawsuits against suppliers and manufacturers, claiming they unknowingly used the bad building materials.
The federal Consumer Product Safety Commission is investigating, as are health departments in Virginia, Louisiana, North Carolina, Florida and Washington state.
Companies that produced some of the wallboard said they are looking into the complaints, but downplayed the possibility of health risks.
"What we're trying to do is get to the bottom of what is precisely going on," said Ken Haldin, a spokesman for Knauf Plasterboard Tianjin, a Chinese company named in many of the lawsuits.
The Chinese ministries of commerce, construction and industry and the Administration of Quality Supervision Inspection and Quarantine did not respond to repeated requests for comment. Chinese news reports have said AQSIQ, which enforces product quality standards, was investigating the complaints but people in the agency's press office said they could not confirm that.
Meanwhile, governors in Louisiana and Florida are asking for federal assistance, and experts say the problem is only now beginning to surface.
"Based on the amount of material that came in, it's possible that just in one year, 100,000 residences could be involved," said Michael Foreman, who owns a construction consulting firm. The company has performed tests on some 200 homes in the Sarasota area and has been tracking shipments of the drywall.
Federal authorities say they are investigating just how much of the wallboard was imported. Shipping records analyzed by the AP show that more than 540 million pounds of plasterboard — which includes both drywall and ceiling tile panels — was imported from China between 2004 and 2008, although it's unclear whether all of that material was problematic or only certain batches.
Most of it came into the country in 2006, following a series of Gulf Coast hurricanes and a domestic shortage brought on by the national housing boom.
The Chinese board was also cheaper. One homeowner told AP he saved $1,000 by building his house with it instead of a domestic product.
In 2006, enough wallboard was imported from China to build some 34,000 homes of roughly 2,000 square feet each, according to AP's analysis of the shipping records and estimates supplied by the nationwide drywall supplier United States Gypsum.
Experts and advocates say many homes may have been built with a mixture of Chinese and domestic drywall, potentially raising the number of affected homes much higher.
So far, the problem appears to be concentrated in the Southeast, which blossomed with new construction during the housing boom and where the damp climate appears to cause the gypsum in the building material to degrade more quickly. In Florida alone, more than 35,000 homes may contain the product, experts said.
In Louisiana, the state health department has received complaints from at least 350 people in just a few weeks. Many of the affected homeowners rebuilt after Hurricane Katrina only to face the prospect of tearing down their houses and rebuilding again.
In another cruel twist, some of the very communities that have been hit hardest by the collapse of the housing market and skyrocketing foreclosure rates are now at the epicenter of the drywall problem.
Foreman warns of a "sleeping beast" in the thousands of bank-owned condos and houses across the country, with no one in them to complain.
Outside the South, it's harder to pinpoint the number of affected homes. And in drier climates such as California and Nevada, it may be years before homeowners begin to see — and smell — what may be lurking inside their walls.
The drywall furor is the latest in a series of scares over potentially toxic imports from China. In 2007, Chinese authorities ratcheted up inspections and tightened restrictions on exports after manufacturers were found to have exported tainted cough syrup, toxic pet food and toys decorated with lead paint.
Scientists hope to understand the problem by studying the chemicals in the board. Drywall consists of wide, flat boards used to cover walls. It is often made from gypsum, a common mineral that can be mined or manufactured from the byproducts of coal-fired power plants.
Plaintiffs in the lawsuits, as well as U.S. wallboard manufacturers, say the tainted drywall was made with fly ash, a residue of coal combustion more commonly used in concrete mixtures.
Fly ash can be gathered before it ever reaches the smokestack, where technology is used to remove sulfur dioxide from the emissions. The process of "scrubbing" the smokestack emissions creates calcium sulfate, or gypsum, which can then used to make wallboard, experts say.
Haldin, the Knaupf Tianjin spokesman, says some domestic drywall is also made from the less-refined fly ash.
But Michael Gardner, executive director of the U.S. Gypsum Association, said American manufacturers gather the gypsum from the smokestacks after the scrubbing, which produces a cleaner product.
The Consumer Product Safety Commission has dispatched teams of toxicologists, electrical engineers and other experts to Florida to study the phenomenon. The commission is also working with the Environmental Protection Agency and the Centers for Disease Control and Prevention to determine whether there is a health hazard.
A Florida Department of Health analysis found the Chinese drywall emits "volatile sulfur compounds," and contains traces of strontium sulfide, which can produce the rotten-egg odor and reacts with air to corrode metals and wires.
But the agency says on its Web site that it "has not identified data suggesting an imminent or chronic health hazard at this time."
"We're continuing to test," said Susan Smith, a spokeswoman for the department, which has logged 230 complaints from homeowners.
Dr. Patricia Williams, a University of New Orleans toxicologist hired by a Louisiana law firm that represents plaintiffs in some of the cases, said she has identified highly toxic compounds in the drywall, including hydrogen sulfide, sulfuric acid, sulfur dioxide and carbon disulfide.
Prolonged exposure to the compounds, especially high levels of carbon disulfide, can cause breathing problems, chest pains and even death; and can affect the nervous system, according to the CDC.
"It is absolutely shocking what is happening," Williams said.
Dr. Phillip Goad, a toxicologist hired by Knaupf Plasterboard Tianjin, sampled drywall from 25 homes, some that contained the company's wallboard and some that did not.
"The studies we have performed to date have identified very low levels of naturally occurring compounds," Goad said. "The levels we have detected do not present a public health concern. The chemicals are naturally occurring. They're produced in ocean water, in salt marsh air, in estuaries."
But those who are living with it are convinced that something is making them sick, including dozens of homeowners in a single subdivision in Parkland, about 50 miles north of Miami. They are now faced with a daunting choice: Tear down and rebuild, or move out and be stuck with a mortgage and a home they cannot sell.
"We are particularly concerned about the safety and well-being of our children," said Holly Krulik, who lives down the street from Mary Ann Schultheis.
She and her husband, Doug, are suffering sinus problems and respiratory ailments, and their young daughter has repeated nose bleeds.
"If a shiny copper coil can turn absolutely black within a matter of months, it certainly can't be good for human beings," Krulik said.
Neighbor John Willis is moving out, even though he can hardly afford to walk away from a house he's owned for just three years. He cries as he speaks of his 3-year-old son's respiratory infection, which eventually required surgery.
"They basically took out a substance that looked like rubber cement out of my 3-year-old son's sinuses," he said. "My wife and I are now faced with the choice between our children's health and our financial health. My children are always going to win on that."
The subdivision's builder, WCI Communities, is in Chapter 11 bankruptcy restructuring and can do little more than log complaints, said spokeswoman Connie Boyd.
The federal government does not regulate the chemical ingredients of imported drywall.
Plasterboard Tianjin said it has been making drywall for 10 years in accordance with U.S. and international standards.
Another Chinese company facing lawsuits, Taishan Gypsum Ltd., also insists that it meets all U.S. standards.
Determining what is causing the problems could take months. Researchers will try to recreate in a lab the conditions that caused the sulfur compounds normally found in drywall to give off noxious gases.
Meanwhile, people like Lisa Sich, 43, are left with more questions than answers. Sich has not felt well since moving into the Henderson, Nevada, apartment she rents less than a year ago, and her silverware quickly tarnished.
"I can hear myself wheezing," said Sich, who is having environmental experts test the apartment, built in 2007. "My eyes are constantly itchy, extreme fatigue."
And while Sich is not even certain she's got the bad wallboard, she has not felt like herself in months. She's missed five weeks of work just since late November.
"I'm just tired all the time," she said. "It doesn't make sense."

New single-family homes were sold at an annual rate of 407,000 in November

here is some fresh information by Brian S. Wesbury - Chief Economist Robert Stein, CFA - Senior EconomistDate: 12/23/2008 - enjoy!

New single-family homes were sold at an annual rate of 407,000 in November,slower than the consensus expected 415,000 pace. Sales are down 35.3% versusa year ago and down 70.7% versus the peak in 2005.

Sales were down in the Midwest and South, but up in the Northeast and West.

At the current sales pace, the supply of unsold new homes fell to 11.5months in November. The inventory of new homes fell to 372,000, down 34.7%from the peak in mid-2006.

The median price of new homes sold was $220,400 in November, down 11.5% versus a year ago. The average price of new homes sold was $287,000, down9.2% versus last year.

Implications: New single-family home sales in November dropped to thelowest level since 1991. However, part of the recent decline is due torumors of the federal government making home purchase mortgage loans widelyavailable at 4.5% interest. This possible offer is likely getting manypotential home buyers to postpone their purchases into 2009, to see whetherthe incoming Obama Administration will implement this policy, which wasleaked by the outgoing Bush Administration. Despite the depressed rate ofsales, home builders are continuing to work off excess inventories. Totalnew home inventories are now down to 372,000, a reduction of almost 35%versus the peak in mid-2006. The number of unsold completed new homes - akey factor behind future construction and price changes - peaked in January 2008 at 199,000 and is now down to 172,000, the steepest decline on record.There is more pain to come in the housing sector but the light at the end ofthe tunnel is gradually getting closer. We anticipate that home building andprices will bottom by late 2009, leading to a housing recovery in 2010.

One in 10 American homeowners fell behind on mortgage payments or were in foreclosure during the third quarter as the world’s largest economy shed jobs and real estate prices tumbled.
The share of mortgages 30 days or more overdue rose to a seasonally adjusted 6.99 percent while loans already in foreclosure rose to 2.97 percent, both all-time highs in a survey that goes back 29 years, the Mortgage Bankers Association said in a report today. The gain in delinquencies was driven by an increase of loans with payments 90 days or more overdue.

This is currently not the best news to hear in times like this; on the positive side, the Obama Administration may deal with this in a more direct manner then the current administration.

Why This Thanksgiving Is So Special To Me......

Only thru God's grace and divinity am I able to bring this blog to you today. For a year ago, I had just finished my cancer treatment and my future was extremely unsure and was day to day. The seven weeks of radiation and chemotherapy had taken its toll. I had lost over 60 pounds and shriveled down to almost nothing. click the picture for more on my cancer survival story. Today, I am presently cancer free and happy to report that I am back to full throttle and going full speed.

The picture on the left is how I spent most of last year, with a tube attached to my stomach so I could obtain liquids and canned formula for nutrition. By now you are starting to get the picture of how thankful I am to be alive. And below is what I am thankful for today:

Thankful to be able to eat solid foods (this year I can Eat Turkey & Dressing)
Thankful to be able to live & see my family, friends and co workers.
Thankful to be able to finally be painfree from radiation sickness
Thankful to be able to walk closer to God and be at peace with myself
Thankful to be able to give to the Nevada Cancer Center which saved me
Thankful to be able to practice Las Vegas real estate which is my greatest passion

And finally, thankful that I may inspire someone else who is suffering from cancer and has lost hope.

I wrote three offers on some really nice properties today. This young couple had recently been pre-approved for a loan at $175,000 and asked me to find them the best deal in the south/southwest.

I am finding 2000 sq ft homes and better for as low as $75.00 per sq ft!!!!

My problem has been with REO/Foreclosure agents that are too busy to even answer their phones....I try to call all the agents before visiting the property so as to not waste time looking at properties that already have accepted offers and have'nt been updated on the MLS.

Higher Taxes are enevitable. The bailouts that are coming are Not going to be free. It did'nt matter who was chosen president, the Obama administration is inheriting a sleuth of problems from the current administration. With that being said, in the future I see out-of-state companies relocating and incorporating in Las Vegas just for tax reasons alone. With this expansion, I see great potential for job hunters and businesses alike.
With Las Vegas diversifying from gambling, here are a few examples of companies that have expanded their business to the las vegas area: Ocean Spray has set up a beverage plant, Pepsi cola just opened a multi-million dollar plant close to the 215/rainbow. Online Shoe company Zappos has set up shop here. Some other notable future projects such as the 100 Million dollar Fine Art Center and the Jewelry Mart are currently underway and the future of Renewable energy will shape the future of the state and possibly the rest of the world! So after weeks or months after doing all your homework you have identified a property(s) in your price range that you would like to purchase. The next question you will ask is, "How much will it rent out for?"

The Common Problem In Las Vegas - The News Media

The common problem now in Las Vegas, is the news media for ages has been inundating the public with negative information about the housing market, and the average consumer/investor thinks they can walk in and steal a property for nothing. That is just not the case so much anymore, but that being said there are still opportunities where you can buy $100,000 - $150,000 below the market values of 2005. The saving grace of Las Vegas, is the jobs that will be created from all the building that currently is happening in town. Experts believe 42,200 jobs will be created in just the next 3 years.

Currently, Las vegas is the Mecca for foreclosures and with the stock market going sideways and the oil crisis, the Las Vegas real estate market is busier then most people truly understand. The amount of foreign investors is truly amazing, and I see bidding wars on properties that quite frankly I myself would not be paying that amount for.
It is quite common to see as many as 10-20 offers on property in some neighborhoods.
So as an investor to save you time, I recommend sitting down with your agent and pre-viewing properties online to ascertain a value and to call the selling agent to see how many offers are currently on the property that you are interested in making an offer on.

1998 Home Prices May Be Back Soon

After talking to several agents that deal strictly in REO/Foreclosure properties, all of the agents agreed that we may soon see 1998 prices. Prices will go lower, however watch the interest rates!

I predict that we may see Jimmy Carter Era interest rates more then 10%. (banks have to recover someway) Interest rates are so low it is amazing there is anything left for sale.

The absorbtion rate for homes is going down slightly, but I look for a glut of homes to come on the market as the Adjustable Rate Mortgages reset in the month of June. The new trend in real estate investing seems to be hunting for low priced short sales, which is trick in itself. Why are people pursuing these Foreclosure/REO's when they get into these "bidding wars." It does'nt make sense. Even the new homebuilders have got the prices right. One new home builder in Las Vegas even guarantees the price will not go down for up to 5 months while in contract or they will adjust the price.

So where does that leave the Housing consumer? When people ask me, "When is a good time to buy a home?" I tell them, in good times or bad, "When you find the home of your dreams at a payment you can afford."

The Housing Crisis Is Over

After reading this article by By CYRIL MOULLE-BERTEAUX of the wall street journal, I am convinced we are only starting to find out how volatile the housing market truly is. I was talking to my golf partner and fellow commercial real estate agent, and he put it like this, "You have'nt seen anything yet, Its a slow motion trainwreck happening as we speak." The boom made housing unaffordable for many American families, especially first-time home buyers. During the 1990s and early 2000s, it took 19% of average monthly income to service a conforming mortgage on the average home purchased. By 2005 and 2006, it was absorbing 25% of monthly income. For first time buyers, it went from 29% of income to 37%. That just proved to be too much.

Prices got so high that people who intended to actually live in the houses they purchased (as opposed to speculators) stopped buying. This caused the bubble to burst.

VA Loans: Many people forget about the only true 100% financing program
available in Clark County, Nevada.

VA Home Loan Features:

· No Down Payment
· No Income limit
· The Loan is Guaranteed by the Government (This is the banks
reassurance that in case of default they may still be able to recoup their
money)
· No up-front or monthly Mortgage Insurance
· This loan may be assumed by a qualifying person

VA Home Loan Requirements:

· Military veterans, active duty person's, and members of the national
guard or selected reserves are eligible
· Based on the applicant's length and type of service, VA issues a
certificate for each person determined eligible to apply for a VA
guaranteed home loan.
· A VA Funding Fee is required to be paid to the VA (This fee can be
financed into the Mortgage Loan)

VA Funding Fee: A VA funding fee is required to be paid to the VA to
guarantee the loan. This fee is a percentage based on the total financed
mortgage loan amount currently the VA funding fee is:

For example, if you are active duty military and have not previously used
your benefit before and you are financing $100,000 for the purchase of a
new home with the VA Zero Down Home Loan. Your VA Funding Fee (2.15%)

Do I always have to pay the VA Funding Fee? No. In some cases, if you
have a Service Related Disability or for some refinances the Funding Fee is
waived.

Do I have to use the Zero Down Benefit? No, you can also use the benefit
with 5% or 10% down or more at a discounted funding fee.

So, as long as I am a qualified Veteran can I get a Zero Down Home Loan?
No, you still have to qualify under current VA Home Loan guidelines.

Did the VA Loan Limit increase? VA has never had a loan limit, however
most lenders have maximum loan amounts for VA Loans. Countrywide’s are
$666,600 for purchase and rate & term transactions for reservists and
national guard and $799,999 for purchase and rate & term transactions for
regular military. Even though the Countrywide VA Loan limit has been
raised, loans that are above the conforming loan limit, $417,000, do not
carry the same guidelines as a traditional VA Loan. The qualifying veteran
is required to contribute 25% of the difference above $417,000.

For example, if you a buying a Las Vegas home for $480,000 with a VA Loan,
the VA will fully guarantee the first $417,000 and then they will guarantee
the remaining $63,000 as long as the Veteran contributes with 25% or
$15,750 of that $63,000.

Rates are up slightly for the week. Rates should have come down a bit today from bad economic news related to the Consumer Sentiment report that was the weakest in 26 years. They didn’t, which means Monday should be pretty interesting. If you are floating a loan, you may want to lock.

"If I let my home go into foreclosure or sell it in a short sale, how long until I can buy again?"
People ask me this question weekly. The answer is.... a long time. Plan on a minimum of three years and as many as seven or more.

Fannie Mae, the largest backer of mortgages in the world, recently sent a harsh message to borrowers for walkaways and other foreclosure situations. Plan on waiting five years and then having good credit and nice down payment.

The walkaway trend is popular here in Clark County and other areas where many homeowners find themselves upside down on their loans. These people owe tens of thousands more than the current market value of their houses. In some cases, they are upside down by hundreds of thousands.

If they did little to no money down loans, some homeowners believe if they continue to make payments, even if they can afford to, they may be throwing good money after bad.

Fannie Mae will now prohibit foreclosed borrowers from getting another mortgage through them for five years, unless there are "documented extenuating circumstances." In those cases, the prohibition is for three years.

No word on if this is the same on "settled" accounts like short sales, but most experts say to expect the same guideline.

Extenuating circumstances are life events that are "out of your control" that create a financial crisis, like death of the primary wage earner, medical-related illness to the primary wage earner or, sometimes, job loss of the primary wage earner.

Extenuating circumstances are judged on a case-by-case basis and are challenging to prove. You will have to document this tragedy through death certificates, medical records, letters from the former employer, and you will have to prove that this event, and this event alone, this led to your financial demise. It’s not a common exception and underwriters are usually very skeptical when faced with it.

Getting in a bad adjustable rate mortgage, having an unscrupulous loan officer, or the market turning downward is not an extenuating circumstance.

Even after five years, Fannie Mae will require borrowers with foreclosures in their files to make at least a 10 percent down payment, and they will need a minimum FICO credit score of 680 for a new loan.

Freddie Mac counts foreclosures as major credit blots for seven years. FHA is currently at three years but it is expected they will increase this soon as well.

The bottom line, once again, as I keep preaching, is to avoid foreclosure and short selling when possible. There is nothing positive accomplished from either strategy. Note modification is the way to go.

If there is no way to avoid the foreclosure or short sale, plan on renting, leasing or leasing-to-own for the next three to seven years.

This report reflects the number of sales in each Zip code, as well as the lowest, highest, and median price of homes sold. The Zip code with the highest number of closings for March was 89178, which had 90 SFR closings and a median price of $248,627. In the same month one year ago, this Zip code posted 221 SFR closings. There was a total of 1,390 SFR closings last month. Interest rates are on the rise.
